Inspirada In 2026: The Year The Bedroom Community Grows Its Own Downtown

For years, the running joke among Inspirada homeowners has been the grocery run. One Albertsons. That's it inside the community's footprint of housing tracts, parks, and school zones near Via Inspirada and Bicentennial Parkway. Everything else meant a drive up to St. Rose or over to The District. That single-supermarket reality is on the clock. In February 2026, shovels went into the ground on a project that reframes what living here actually looks like day to day, and a second, much larger project a mile north is still working its way toward vertical construction. If you already own here, the neighborhood you bought into is not the neighborhood you'll be living in by the time your next renewal cycle rolls around.

The thesis in one line: Inspirada is transitioning from a residential outpost to a self-contained town center, and 2026 is the year the change stops being theoretical.

Here is what's actually happening, what's already open, and how to read the map.

The Centurion Groundbreaking, Read Carefully

Sansone Companies held a ceremonial groundbreaking on February 26, 2026 for Centurion, a 24-acre mixed-use project in Henderson's Inspirada community. It sits at the intersection of Via Centro and Via Inspirada, and the pieces are worth reading closely rather than skimming.

The retail component totals 78,756 square feet of retail, including a Sprouts grocery store, and 600 apartment units. Miles Sansone, who runs development and finance for the family firm, said the group is starting with the retail complex and expects to finish construction on it by year-end. That's a 2026 opening for the retail, with the residential podium buildings following.

Two details from the same reporting are worth pulling out because they explain the "why now" of the whole project. First, Inspirada is packed with housing tracts, but Sansone indicated that retail services are "kind of lacking" in the area. There appears to be only one supermarket, an Albertsons, in the area. Second, property records show the developers acquired the project site for about $15.1 million in June 2020, three months into the pandemic. Six years of holding costs before a shovel dropped. The developer thesis has been consistent the whole time: enough rooftops eventually pulls a full-service grocer and a walkable retail anchor into orbit.

The site plan calls for a walkable town-center style environment, with retail storefronts positioned separately from podium-style residential buildings. The residential component is expected to include six-story buildings organized around courtyards, pools, and shared amenities. That's a different building typology than anything currently inside Inspirada, where the housing stock is single-family and townhome product. Six-story courtyard buildings on Via Centro are a real change to the skyline of the community's interior.

What You Can Already Walk To Or Drive Five Minutes For

Before the new retail lands, the current dining map is denser than most residents give it credit for. If you've defaulted to the same two spots for the last year, here's the working lineup around Via Inspirada as of mid-2026.

Two of those are worth calling out specifically because they're the kind of places that don't show up on the standard "best of Henderson" lists. Gabi Boutique Donut and Pastry features unique donut creations. Their brioche donuts take the art of donut making to a new level with flavors like French Apple Pie and Crème Brulee. They also make Croffles. That's a croissant waffle in unique flavors like maple bacon. Breakfast Junkies leans into breakfast classics like Biscuits and Gravy and Chicken and Waffles, with some unique twists like their Broke Da Mouth Grindz.

Once Centurion's retail phase completes, the count of walkable restaurants will jump inside the community itself rather than a short drive up Bicentennial.

The Parks Story Nobody Tracks

Inspirada's park system is quietly the thing that separates it from most Henderson master plans in the same price band. The community added Sentiero Park, which held its Grand Opening on Monday, September 22 at 9 am. That brings the community's park count to a level most residents underestimate. Solista Pavilion still handles the bulk of programmed events, from the Fresh52 Farmers' Market to the seasonal music nights, and Potenza Park hosts the community garage sale in the fall.

Montagna Park, when it delivers, will be the sixth. Montagna Park, located on Via Altimire, will mark Inspirada's sixth park and will feature 26 acres of activity to enjoy, with lighted pickleball courts, spacious ramadas, water play structures, soccer fields, a dog park, and plenty of parking. Lighted pickleball courts are the detail most residents will care about, because the existing courts in the community fill up fast on cool evenings from October through April.

If you're new here, the Inspirada Community Association runs a weekly newsletter called the Inspirada View that lists park programming, and new-resident socials are worth attending at least once because they're the fastest way to figure out which streets are hosting block parties in October.

The Long-Horizon Play: Inspirada Station

The other project on the community's map is the one people either don't know about or assume is stalled. It isn't. The Inspirada Station site, planned since 2006, will include a 58,000-square-foot gaming area, a 6,670-square-foot banquet space, an 8,400-square-foot sportsbook, 201 hotel rooms, three specialty restaurants, an eight-box food hall, four bars, a 12-lane bowling alley, a six-box movie theater, and a surface parking lot with 1,708 spaces.

The timeline is patient. Station Casinos had planned to break ground in early 2025 but said they wouldn't finish construction until around 2029. The full buildout would be built in three stages, encompassing 900,000 square feet in total, 600 hotel rooms, four restaurants, a food hall, bowling alley, a movie theater, banquet halls and more.

For a homeowner, the read on Inspirada Station is different from Centurion. Centurion changes your Saturday grocery run in 2026. Inspirada Station changes what "leaving the community for entertainment" means in 2029. The bowling alley and movie theater matter more than the casino floor for daily-life purposes, because those are the amenities Inspirada residents currently drive to Green Valley Ranch or Town Square to reach.

What This Actually Means For Daily Life

Read the two projects together and the picture sharpens. Inspirada in 2020 was single-family rooftops with a grocery store. Inspirada in 2026 is single-family rooftops with a grocery store, a new Sprouts-anchored retail street with a walkable town-center layout going up on Via Centro, six new mid-rise apartment buildings coming to the same site, six parks including a 26-acre park with lighted pickleball, and a nine-hundred-thousand-square-foot resort-and-entertainment complex under construction on the northern edge of the community.

Two knock-on effects worth watching. The first is traffic patterns. Via Centro and Via Inspirada carry most of the community's commuter volume today, and both projects sit on those streets. Expect construction routing to shift school-run timing through late 2026. The second is the character of the community's western edge. To the west of Inspirada, Penn is spending $206 million to double the size of M Resort from 390 rooms and suites to 774 while adding additional conference space and other amenities. M Resort, while at the far western edge of the city limits, serves the Southern Highlands community more than it does Henderson. That expansion changes the drive-time economics of St. Rose Parkway westbound in ways residents will feel before they read about it.

The short version: if you moved to Inspirada in 2019 for the parks and the price per square foot, you're about to be living somewhere different without moving. Worth paying attention to which phase lands when.
